This is a bad news / good news sort of thing. The as-built floor plan is awkward and poorly designed but the good news is that there is plenty of space to work with, it just needs to be reworked and rearranged in a way that makes sense spatially and functionally..

My heart sinks when I view their floor plans because I can clearly see how, with care and thoughtful planning, I could have helped them avoid their current predicaments, but in most cases there simply wasn’t time.
